To be direct about scope: Toss It's rental cleanout service is a post-eviction, post-turnover service. We arrive after the tenant is out and the property is legally under the owner's or manager's control. That means:

The eviction (if any) is fully complete and the tenant is no longer on the property
You (or your manager) have possession and can grant us access
The unit is no longer occupied - no one is living, sleeping, or storing personal effects there
Any legal holds on property have been resolved

+Do you go into an occupied unit during an active eviction?

No. Toss It only handles post-eviction cleanouts - after the eviction is complete, the tenant has vacated, and the unit is no longer occupied. We do not enter units with tenants still present or during any active legal process.

+How fast can you clear a rental unit for turnover?

In most of Lee County we can be on-site within 24–72 hours of a call. A typical single-family or apartment turnover cleanout finishes in a single day so the unit can move directly into cleaning and repair.

+Do you provide photo documentation?

Yes. We photograph the unit condition before we start and after the final walkthrough is complete. Photos are texted or emailed to the property manager the same day for records and insurance.

+Can you invoice the property management company directly?

Yes. We work with individual landlords and property management companies on net-terms invoicing, purchase orders, and recurring service agreements. Give us the billing contact at booking.

+What if the tenant left an operational refrigerator or full appliances?

Refrigerators, freezers, washers, dryers, and ranges are removed and disposed of properly (including refrigerant recovery where required). Add-on per-item pricing is included in your quote upfront.

+Do you handle exterior debris - yard, porch, driveway?

Yes. Turnover cleanouts frequently include tenant-abandoned yard debris, porch furniture, grills, and driveway items in addition to interior contents.
